Furthermore, we have an electronic showing system that provides automated tenant showings every day from 7am to 8pm. The system also allows for prospective tenants to schedule agent-assisted showing appointments online as well as fill out and submit rental applications via our website, which is available 24-hours a day, 7-days a week. These features limit vacancy time between tenants.

The next important step is tenant screening. RE/MAX HomeStores excels at this. Every prospective renter must fill out an application and pass our extensive screening process which includes a full credit, criminal, and eviction history for all tenants and occupants over 18. Our staff will also handle all paperwork associated with the rental of your property from the application process to securing a lease to the final move-out inspection.

On Site Inspections

There is no substitute for a physical inspection of a property. We provide inspections of the property inside and outside after each tenant vacates and prior to any lease renewal. The inspection reports include details about tenant damages, ongoing maintenance problems or concerns, recommended owner repairs, and fully integrated photos to capture the condition of the property for the record. This helps ensure our management staff can be on top of any issues that arise. We will also conduct periodic inspections as deemed necessary based on the nature and frequency of maintenance requests made by the tenant. Such inspections will be documented and shared via the owner portal for easy online access.

Rent Collection and Accounting

All aspects of rent collection are part of our services. Whether payments are on time, late, partial or unpaid, we will take the appropriate action. If it becomes necessary, we will take the steps needed for eviction of non-paying tenants. We require certified funds (cashier's check or money order) or direct ACH rent payments to ensure owners get paid as quickly as possible, typically by the 10th of each month.

We are responsible to account for all income and expenses associated with your rental property. Our state of the art accounting software system has been designed with the property owner in mind. You will be provided a monthly account statement along with copies of maintenance work orders and associated invoices. These reports will be emailed to you each month and are posted online via your owner portal for easy access at any time. The reports that you receive can also be customized to meet your specific needs.
